I’m an artist (painter and photographer), looking to find a compatible, arts-oriented person to rent the sunny, privately partitioned 11’ x 15’ work area in my larger painting studio.
Quiet, well-maintained building, accessible 24/7. Twelve-foot ceilings, cheerful direct south light, and great daylight-balanced overhead fluorescents for grey days and night work. The private space includes an industrial set of shelves and a moveable “wing” wall panel that can be opened to create a divider or extra wall space. 2nd floor walkup with freight elevator (M-F, 9-4), and shared locked bathrooms down the hall. Utilities included. Just south of 59th St. bridge, easy walking distance from the E,F,G,M,N,R,W and 7 trains. Street parking available at certain hours, and parking lots nearby. Not ADA accessible.

RENT: $995/month (includes utilities) or $1,020/ month with internet.

WORKSPACE ONLY, no living, toxic fumes, loud noise, smoking, dust, drugs, pets, or subletting or sharing without prior agreement.

Required: 2 names of references, 2 months’ security deposit and first month’s rent, along with a signed agreement for open-ended rental, designating that either party may terminate the rental upon giving two month’s notice.
