Flexible unit in Artist-Run Building / BUSHWICK

We’re renting out an approximately 800 sq ft ground-floor workspace in a brick building in Bushwick, very close to the Central Ave M train (about a 10-minute walk to the DeKalb Ave L).

The space has 11 ft ceilings, windows on two sides, and a large open main area with a loft platform that works well for storage or as a secondary work/rest area. The light is soft and steady throughout the day.

It’s on the ground floor with access through a side alley, which makes moving materials, equipment, or larger works in and out relatively easy.

There’s a bathroom with separate doors for the toilet and shower, and a kitchen area. Heat (steam) is included, and there is full HVAC (heating and cooling). Electricity is separate.

The building is small—just five other units—and all are occupied by artists and creative practitioners. It’s generally quiet and focused.

The previous tenant brought a beautiful sensibility to the space, and it shows. The space will be delivered empty however. Photos reflect both: the first three showing the space as it is at present.

This is a commercial workspace (no residential use), but it could suit someone who occasionally needs to stay over while working long days in the studio.

Good fit for: artist studio, design practice, photography, writing, or similar.

We’re looking for someone with a serious, relatively quiet practice who will take good care of the space.

We are an artist couple who have owned and operated this building since 2003. It is a good building, with only six units and a friendly atmosphere.
