THE SPACE
Large Studio Share: Available for sublet 400 sq ft. Total Studio is 800 sq ft, partially divided by a privacy wall.

Includes: Overhead storage. Utility closet with sink. HVAC (Heat+ A/C). Painted concrete floors, clean white walls, 15′ high ceilings, bright overhead lighting.

Rent = $1,120.00 + utilities $95/ per month (incl. Wi-fi, ConEd, Trash – building mandatory). Commercial Taxes billed separately: paid through July 2025.

TERM
(Now -September 30). Option to renew Year to Year starting October 2025- October 2026.

LISTER
Professional, MFA, mixed media artist, looking for a committed, responsible studio mate who wants to maintain areas and keep it professional-looking. Currently, light fabrication activities take place alongside computers and printers. Please no toxic chemicals, oils, or massive dust as there is no real venting in the space.

BUILDING
Commercial building w/ 24-hour access, loading dock and freight elevator. Studio is on the 5th Floor. Mixed-use building with other artists and small businesses in a quiet but active environment.

The location is 1 ½ blocks from the F train – York Street station. Close to A/C at High St and DUMBO Ferry. Plenty of amenities nearby.

RENTAL REQUIREMENTS
One month’s rent + 1 month security deposit is required.
